On the 3rd floor, there are 2 lifts in the building. 100m from the typical Provençal market and Gare du Sud. Thanks to the tram, it will take you only 10 minutes to reach Place Masséna, old Nice, the beaches... The apartment is not air-conditioned but two fans are available for your comfort. I live in this apartment when I am not renting it out. It is therefore functional and the kitchen is fully equipped with all the utensils you might need.
